Make the home feel ready for a showing

This checklist is for homeowners and agents preparing a property for listing photos, video or a 3D tour. Complete cleaning and staging before the appointment. The photographer captures the property as prepared; moving furniture, cleaning and handling personal belongings are not included.

Before shoot dayConfirm the address, appointment and access arrangements with your agent.Finish cleaning, repairs and staging before the photographer arrives.Arrange furniture and remove anything that should not appear in the media.Replace burned-out bulbs and check that lights are working.Tell your agent about spaces to exclude or privacy concerns.

Throughout the homeOpen blinds or curtains where appropriate and clean visible glass.Clear floors, walkways and connecting rooms of clutter.Put away paperwork, family photos, medication, valuables and visible access codes.Hide loose cords, charging cables, trash cans and cleaning supplies.Turn off televisions, computer displays and ceiling fans for the shoot.

Kitchen, bathrooms & bedroomsClear kitchen counters, the sink and the outside of the refrigerator.Put dishes, dish soap, sponges and small clutter out of view.Clear bathroom counters and showers of toiletries; close toilet lids.Hang clean towels neatly and straighten bath mats.Make the beds and tidy bedside tables and visible storage.

Outside & on arrivalMove vehicles from the driveway and away from the front of the property where possible.Put away hoses, bins, garden tools and toys; tidy outdoor seating.Complete lawn and yard preparation before the appointment.Secure pets and put bowls, beds and litter boxes out of sight.Arrange for people to remain outside the spaces being photographed or scanned.Make all included rooms and outbuildings accessible through the agreed access plan.

A few details that make a difference

For video and 3D tours, prepare every connected room, not just the main photographed spaces. People, pets and objects in the next room may appear as the camera moves. For twilight work, check exterior lighting and discuss timing when booking.

For a vacant or newly built home, have construction materials and equipment removed and cleaning completed. If you are arranging access for someone else, confirm permission and the entry method ahead of time. Do not publish access codes or sensitive instructions on this checklist.

If something changes

If the home will not be ready, contact Legacy as soon as possible. Give at least 24 hours’ notice for cancellation or rescheduling to avoid a cancellation fee; with less notice, a fee of up to $75 may apply. Weather-related exterior and aerial work is handled under the rescheduling and weather terms.
